Big villas and large apartments got cheaper; the rest of Dubai barely moved
Over the past 30 days, only the largest homes saw real price drops — most of the market held steady.
The typical price for a home's size fell about 11% for 4+ bedroom villas and about 9% for 3-bedroom apartments. If you're buying one of these larger homes, you may have more room to negotiate; if you're selling, expect sharper pricing from rivals and be ready to justify your number.
3-bedroom villas, and 1- and 2-bedroom apartments were broadly flat, with studios and 1-beds edging down only slightly. Renting stayed calm too: renewals made up 62% of new leases, and rents are down about 3% so far this year.
The headline dip is really a story about two segments, not the whole city. Most buyers and renters — especially in smaller apartments — are looking at a steady market, so a scary-sounding average doesn't apply to them.
If you're eyeing a big villa or 3-bed apartment, pull the last few actual sale prices for that exact size in your target community and compare them to current asking prices.
Who this actually touches
The softness is concentrated at the top end: large villas and 3-bedroom apartments. These are higher-ticket, lower-volume homes, so a handful of deals can swing the average more than in the busy studio and 1-bed market. Buyers here have a moment of leverage; sellers need patience and evidence-based pricing.
What could shift this next
Around 56,000 new homes are planned near-term across 254 projects. More choice tends to keep prices in check, especially in segments where demand is thinner. Watch how much of that supply lands in the larger-home categories that just softened.
How much to trust it
This is medium-confidence. It rests on nearly 11,000 verified sale records over 30 days, compared with the previous 30 days — a short momentum window, not a year-long trend. There’s no 12-month history in the source, so read these moves as recent direction, not proof of a lasting slide. Data runs to 21 July, four days before this edition.
